Baseline Redevelopment Expectations
To establish a planning baseline, the City and Metro have agreed upon the following MINIMUM expectations for redevelopment:
- A mix of retail (30 thousand sf), office (220 thousand sf), and residential uses (90 DU);
- At least three buildings on the site ranging from five-to-ten or more stories;
- A transit-supportive site layout;
- Reduced parking ratios, with structured parking;
- Minimum FAR near 2:1 (including structured parking);
- All building heating and cooling will be provided, through service agreements with the City’s Beaverton Central Plant.
These minimum development standards reflect the City and Metro’s initial concept for the site. The selected development team will take a leadership role in realizing the full development potential of this site.
